Attic

Insulate and vent the room your air conditioner works in

The superheated room your ducts and air handler live in

On a Tomball slab home there is nowhere else to put the equipment, so the air handler, the plenum and most of the ductwork sit in the attic. By the middle of a summer afternoon that attic is far hotter than the street, and the system you paid for is working inside it. The conditioned air you want in the living room travels through ducts that are sitting in a furnace. Everything the house loses through the ceiling, the air conditioner has to make up.

Three things usually make it worse. The first is insulation that is thin, or that has settled and thinned out over the years until the joists show through. The second is an attic with too little ventilation, so the heat has no way out. The third is the one nobody thinks about: the access hatch or pull-down stair, a hole in the ceiling with a bare panel on it, dumping attic heat into the hall every time the sun is on the roof.

An HVAC company sees this from the inside because it is in these attics every day. One of the photographs on this site shows a technician crouched at an attic air handler under a headlamp, with ductwork all around him. The people who service that equipment are the ones who can tell whether the room around it is helping or hurting.

Blown-in insulation, solar attic ventilation and an attic tent

Dave Lane's Hi-Tech Mechanical lists attic insulation, solar attic ventilation and the attic tent as its home performance work, and each one answers one of those three problems. Blown-in insulation is spread across the attic floor between and over the joists, so it fills the gaps a batt leaves and covers the framing. One of the team's own job photographs shows exactly that: fresh blown-in insulation laid evenly across the joists, which is the picture you want to see before a crew leaves the attic.

Solar attic ventilation moves hot air out of the attic with a fan powered by the sun, so it works hardest when the roof is hottest and needs no wiring into the house. The attic tent is an insulated cover that goes over the access hatch or pull-down stair, closing the hole that insulation on the floor cannot reach. Together they deal with the heat load from the floor, from the air and from the hatch.

Because the same crew does the air conditioning work, the insulation job is planned around the equipment. Ducts are not buried and then forgotten. Another photograph from the shop shows new insulated flex duct mastic-sealed into a plenum, and a third shows a Trane furnace set horizontally in an attic with new gas flex and a flue collar. That is the kind of detail the person insulating around it has to respect.

What changes when the attic stops fighting the system

The idea is a smaller job for the equipment. A system working inside a cooler, better sealed attic has less heat to remove, and the ducts carry cooled air through less punishing air. That is the reason an HVAC company does this work at all, and why it is a natural pairing with a tune-up or a new installation rather than a side business. Nothing here is a promise of a specific saving, because every attic and every roof is different, and the technician will tell you what they see up there.

Explaining what they see is the point of the Red Carpet Service the family has run since 1976. Johnny Bueller, a Google reviewer, wrote that "Ryan was great and very informative." Another, Crucita Torres, said the team will "walk you through all their findings and explain the repairs needed." In an attic, where you cannot see for yourself, that habit matters more than anywhere else in the house.
